I might open with asking them what are the plans for the house and if they want to make an agreement with you on the house for the future and is there someone who handles their legal affairs (lawyer, family member).

The son informed me, that after his mother passing, he was given her share of the property and been given the wonderful task of being the Executor of her estate to handle her affairs.  

Never have dealt with people this freshly arrived, with no local ties(Typically there is an established relative where I can check their bushiness affairs).My largest concern is criminal checks.

Many people don't want their business affairs known and wish to keep one of the remaining freedoms they have away from governmental and competing eyes.

The boards officially are in charge, but often the management companies dominate the association's affairs and the boards rubber-stamp things.Find out how much the associations and particularly the management companies charge when a home is sold.
