@Robert RuschakNot an attorney but I asked mine out of curiosity and “it depends”If for example the price was supposed to be $500k and marketing, advertising and discussions were based on this and the contract accidentally listed $400k, you will most likely not get it for that amount - of course it also depends on the state etc.This is a lot different than you offering $5400k, them accepting the offer then the contract was written at $400k and they come back and are like oops.

We do annual inspections and monitor the condition and remaining life expectation of big-ticket items like roofs, windows, HVAC etc  Out of curiosity, did you plan on inflation on those big ticket items back 15 years ago when you first were analyzing the property, or after purchase and realized it ate more into your cash flow?

@Jordan Gregg, out of curiosity, were you able to find a property in the Watsessing area? 

In your examples, you assumed holding the cashflows stagnant while the entire year of pmts accrues.

Or should I use some of my equity to get my credit card paid off before I start accruing interest?
