You have gotten some great advice already in here but I will touch on the guest experience portion and local partnerships.My tips for guest experience:Have a digital guidebook explaining everything inside and near by places to visit.Record a YouTube video of yourself touring the property and showing the details of working things.

Usually, they will refer to a placement agency who will tour the resident and family through at least three locations they think are the best fit for their client. 

I flew out there and did drive around the neighborhoods - they look much different in person than in photos and video tours (I do know a few CA investors who buy sight unseen in multiple states but I think their risk tolerance is higher than mine).   

To avoid falling into analysis paralysis, we started touring homes, meeting realtors, and running numbers.

I'd message the sponsor and tell them you'll be traveling to the area and it'd be nice to get a brief tour to see progress.

Without a diligent and responsive professional, touring, offering and closing on a prime investment property of choice is less likely.
