Even if the properties and LLC's are not in CA, if you live in and earn money in CA, then the People's Republic of CA will extract it's pound of flesh in the form of another $800/yr per LLC.

I use the rods as I fear without curtain rods they'll be a tenant standing on a rickety chair hanging curtains by pounding nails in the framework to hold these in place (the ONE house I did not add these the tenant use thumb tacks; I guess she didn't own a hammer).Gail

Most of these were a little rough, cough, cough, and required the best of my 8th grade photography class lessons to manipulate the depth of field to get the shadows just right, so to not draw unwanted attention to the subtle property nuances my underwriter would rather not see.

Normally, I would tell him to pound sand and get him out by May 31st (he hasn't been the best tenant in the world), but the problem that I'm having is I have him set up on direct deposit with my checking account and he deposited the rent for May in addition to having paid the last month's rent when he initially signed the lease.

It doesn't happen but if I ran across 1,000 investors that said pound sand to me all year and then I just close 10 transactions at 100,000 commission each time on commercial that is 1,000,000 a year.
