Chelsea still feels slummy compared to other areas, however.The real problem with Chelsea is the transportation situation, which should be remedied by the silver line and the rerouting of 112 bus that Everett plans to do.

I am still not really sold on Brockton having much better opportunities due to its location and easy access to transportation as so does Lynn for that matter and houses have appreciated significantly in the area.

and I'm bullish on the transports over the long haul.

Follow the trains and transportation for the long term rental hold and check schools for desirable renters with children.

Many families may not have money for private schools so these lottery schools are great options and provide public transportation via the city bus.

Anywhere in close proximity to NYC, walkability to public transportation is huge.

Multifamily homes are not crazy expensive in the North Bergen/Weehawken area with Blvd East as an easy transportation matter.

Keeping same town, HS boundary, size, age, condition, access to transportation etc is all as important as distance.

I will say however get the cheapest mode of reliable transportation you can find as your not investing in the car.  

But I'm sure I can figure out another mode of transportation. lol      given the opportunity to pick your brain , that would definitely be an action item I can cross off my list !
