Read the NOLO legal guide for your state as well as "Managing Rental Properties" by Brandon Turner.Create an addendum to ID new LL, how to pay rent etc.

I have no family or friends that expertise in the field that could possibly guide and or help me through the journey and im not financially equipped to pay for a good mentor. so, meanwhile, i just research and plan.... 

am new to real estate investment I have my capital ready but don't know where to start please guide me on how to start and which app to use
