Be mindful of the harsh winters and short construction seasons, which can affect project timing.

As a side note, and maybe others will recommend this as well, obtain your real estate license instead if you are interested in pursuing sales full-time.

@Craig Holland Land is often sold with owner financing, in part because buyers have a hard time financing it, and in part because buyers often only need a short time before they can build on the land and refinance out of the seller loan. 

So, by waiting until approximately February (time for everything to stabilize and to pull funds out), I can have an extra $110,000 of investable capital.Thoughts?
