I know new investors like thinking big and market to the masses, lick stamps and cram spam, but you better learn how to net work in your market area, build personal relationships as the very best advertising in RE is word of mouth, referrals!

I know Facebook is a good way but I keep getting spam replies about skip tracing.

Also, make sure the number you’re calling out from isn’t showing up as “SPAM LIKELY” on apple phones etc.

Make your list of qualifying activities, hipe, spamming, too good to be true posts, avoiding details, etc.

This guy my got number from somewhere, and is still sending out spamming texts.
