You need to reverse engineer the selling price back down to land acquisition costs you have in it and hard and soft costs.You will have a certain price all in for a cap rate and then your resell will be a lower asking cap rate an your gross profit will be the difference.I am more on the transacting side and not the building side.

Alot of guests do believe if the host leave items in the rental it's for the taken.I normally only make a complaint if they take my towels, linens or an actual amenity but that's what deposits (or insurance) is for.
