Very well qualified borrowers can often obtain favorable terms from their existing banking relationship and sometimes even borrow against non-real estate related capital assets such as money market, life insurance or investment accounts.

This way you have a local physical bank for checks and other bank services, while you start building a relationship with a potential lender.

Sometimes there’s discounts and benefits if it’s a bank that you use for checking or savings, so if you have banking relationships with any of the companies below I would start there!

If you have a relationship with a smaller bank in some cases they will lend on smaller parks located within the area they operate.

Unless you have a working relationship with them they likely won't spend that amount of time for free.

I'd say it's hard to get both. the best construction finances are on biggerpockets. we give 5-10 to our clients to consider and talk to whether they use them or not all the lenders know who we are and we form relationships with all of them. most are active on biggerpockets and can help get people out of construction even if they don't know anything 

But when you ask that PM to find subs , they will make money on the front end or the back end , they wont provide their relationships for free .Contracting is more about relationships than the work .
