You guys put that stuff to me looking to buy my properties, I’d try to politely laugh you away…What’s supposed to be rule#1 in trying to do “creative deals” is finding a person with a problem that can’t be solved with the traditional sale, and solving it.  

You provide a few common areas/community features (Laundry area/meeting room/garden/aquaculture/greenhouse), and they pay an HOA fee for that and other stuff.

I wish I had known this stuff on my first four properties.

So it it truely next level stuff for a number of reasons, timing being the first.2009 was an increadible tough year to come up with 200k in cash to buy a piece of paper!

A lot of this stuff is less about reality and more about pandering to preconceived ideas, they call it confirmation bias.

This is after averaging out the costs of 1) roof, mechanicals, siding, flooring, etc. and dividing by their life span then also subtracting general maintenance costs (handyman type stuff frozen pipes, etc.) you see each year.

The outside drain still has some cast iron pipe with some small tree roots in it and I plan to get a plumber to clean and reline the pipes with that blue stuff.

I've checked a few times but most stuff that pops up is in the seattle area. which I don't mind but a few real estate networking events that I attended people were more focused on DADU projects.

But I started the DSCR brokering stuff by accident, truthfully.
