@Joe Splitrock  there was no real push back on the initial breakage because the tenants saw how bad the damage was from the storm and we finagled getting the power up sooner by flagging down a crew from down south who were driving by as soon as my electrician was done so it was a half day no generator.   

But I realize there are some attorneys and some states where you MUST use your own funds or use a Transactional Lender.The sooner the better is best to find the right lender for you and your deals of course. 

If inflation remains stubbornly high, tightening will occur sooner than anticipated.

Even if you outsource landlording to a Property Management company you will sooner or later run into a situation where you need to have some serious conversation with your PM and that will cause your stomach churning for sure.

If you can force some appreciation by remodeling the units, you may be able to refi sooner.  

If you want to sell sooner you can ask the tenant if they are willing to move and offer them small cash for keys type of deal. 

I fully agree - I wish I had more time to raise these funds and will be more diligent in building a network much sooner in case another great opportunity like this arises.

Also allows you to get into the property MUCH sooner and the benefits of that are huge (appreciation, loan paydown, scaling and getting the second home, etc). 

We increased the curb appeal, put in landscaping and turned a 3rd of the garage into a gym, adding custom touches to make it comfortable.
