Are you looking exclusive for free sites or are pay sites okay?

Does everyone here use more than one agent, and if so how do you work with them without adverse reactions to not using one exclusively?

I am a local Dallas Realtor working exclusively with investors.  

She's a third-generation note investor, done it exclusively all her life.  

I have been requiring 2 month's security deposit almost exclusively on all my properties and it's rare that someone cannot pay it - especially if I allow them to make a few payments on the second month. 

Many times (at least in my area) it won't be in the MLS because some MLS's don't allow the listing agent to put in auction properties in the system if there is an auction company involved (because it's not an exclusive listing and the auction company may not be a member of MLS).. long story short.. the auction website should still show you who the listing agent is (usually way down below).

Maybe read the Fair Housing and landlord/tenant laws and see if you are exempt as you say "first-time landlord" and there are certain exclusions if you have, I believe, less than 4 properties and manage them yourself.
