Right now I'm battling a tenant who puts feces-covered clothing in the shared machines.  

Then using a long-nap roller, keeping a wet edge as you're painting to prevent overlap lines, and keeping the shingles just ever-so-slightly damp.

Does "owner occupancy" mean that bills and other docs must have the new address or must I have physical proof I live there (clothing, furniture, x amount of water usage, etc)?

If you see they have say, 8 different credit cards, 4 of which are for clothing stores with $2,500 balances on each, that should raise a red flag. 

You can find places to shower and wash clothes out in the sink for awhile. 

I'm looking at a potential flip and wanting to know the BP community's thoughts on foundational issues caused by water (damp crawlspace, ground sinking underneath house at one spot, etc.).

Whenever I run up against similar circumstances, I keep thinking of what Henry Kaiser said - “Problems are only opportunities in work clothes.”

They didn't violate the non smoking clause, but the stuff clings to their clothing and hair. 

Talk about their clothing or whatever you know.

They left in the middle of the night and left everything there except their clothes.
