And I agree that area should see appreciation as more and more get priced out of Bend.

FYI, I'm in Bend, Oregon, not Portland, which has a thinner tenant pool, especially in the shoulder seasons. 

The reason we have so much government regulation is because people always try to bend the rules.

That helps me get to know the area a little better (if I don't already), juxtapose deals before an offer, not to mention that it will a.) confirm that the 11-plex is the deal for you or b.) end up with you learning about a deal that you think is better.The net result is that so much of what I (personally) like to do when vetting a deal can't be done through pictures, offsite, etc.
