I did a rough analysis using 50% rule, but not sure how to do the same kind of analysis for house hacking.Lets say its this property at 123 Turner St.Purchase price : $74,900Offer price: $60,000Down payment: $39,000 (65%)property tax: $972/yr.Insurance: $132/yr.Property Type : Duplex (Owner Occupied)Monthly rent from second unit: $410Repair costs: Looked clean from the pics, estimate $2000 for new carpet and old wooden cupboardsNow, If I were to BRRR, and not live in it,Including all costs should give me a cash flow of $218/moHow would I analyse it for House Hacking?

Each unit could rent out for about $1,400.Required repairs due to city violations include (according to contractor quotes): $27K for brick work; $16K for roof (flat roof); $18K for wooden porch.In addition, we anticipate deferred maintenance of about $61K for tuckpointing the masonry (3 walls), $13K for HVAC, $8K for bathroom/kitchen renovation, $4K for electrical/plumbing, $9K for footings on foundation beams (foundation seems ok), $5 miscellaneous.

You're no better off than before (except the cost of a cheap "For Sale" sign and a wooden stake), but the potential is huge, especially if you already collected some names and numbers of potential buyers with a certain price in mind, i.e., you know exactly how much to offer the owner.
