You add on the requirement to find compatible tenants, that must share close quarters.

An annual bill for sewer, outside of the water charges (my duplex sewer bill is paid quarterly, and is usually $800 annually).

Nearest water is a quarter mile away and you need another$130,000.

I have seen duplex water bills exceed $1,000 in jurisdictions where you pay quarterly. 

With interest rates being as high as they are is it better to find an investor with the money upfront who won't charge an interest rate and collect a quarterly dividend from the cashflow?

We know the old measure of 2 quarters of negative GPD, but really...I did some moderate belt-tightening the past 6'ish months, as did most others I know.
