You should have a living, adaptable plan for each commercial property you acquire.

When you're in a situation that you need to close the deal you adapt to whatever kinks or hassles that head your way.

I have been toying with becoming a Pro Member but as a Canadian, I am wondering if the tools, education and everything else BP has to offer adaptable to the Canadian Markets.  

I've got my cost estimate worksheet (actually was J Scott's file, thanks J) and have adapted for my situation.

By using a regular flapper design, but with a 3" valve rather than the traditional 2", and by actually designing it for low flow rather than adapting it like early low flow's, it functions perfectly.

Unfortunately for most of us, we need to adapt or risk losing most of what we worked for if current trends continue. 

Just evaluate and adapt to what fits you.  

I have since adapted my company to a retail business model doing site built construction.

Lenders like more vanilla type boxes so that if the space goes dark it can easily be re-adapted to many types of retail tenants at a smaller to more moderate cost.Another tenant that is hard to repurpose is a Sonic restaurant.

At the same time, there is a massive unmet demand for affordable housing (because the economics don't work at the lower end of the market under the current system).
