Zips Car Wash NNN Deals?

Anybody looked at these NNN deals? National credit tenant, 20 yr leases, 1.5% annual rent increases, 6 additional 5-yr extension options, blended cap rates over the 20 yrs in the 7.5 range. I understand that lenders don't love the subscription model and financing isn't available at quite as attractive as other NNN properties? Any other pros/cons that folks have noted?

Any reason you have to buy car washes? There are certainly other STNL assets you can buy with similar lease fundamentals where the buildings are able to be repurposed should the tenant not complete their term.
