This is for personal motivation but may encourage others   I am not money-hungry but I do hunger for new challenges and experiences   I am no stranger to sacrifice and discomfort   I believe to have a fair balance of personal desires/dreams and compassion and empathy   I do not jump in.

Keep in mind these are suggestions from a stranger that has no first hand knowledge of your situation.Ten people could easily provide you with ten different approaches to these life decisions all of which in theory may work but in practice may not meet your personal life needs.

The "seller" wouldn't want to just give up $150k in equity to a stranger.

If you are worried about giving out the lock box code to strangers then maybe the flat fee way isn't for you.
