I would love input on these two options600 second story square foot ADU-$350-400K to build,-rental income ~$3200-$4000/month, -no STR options, -faster permitting, no impact fees560 second story addition with a separate entrance -long-term rental income ~$2400/month-STR rental income ~$4500-$6000/month -slower permitting, impact fees incurred, would require fixing sidewalks per city codeWe will be financing with a HELOC and live fulltime in the downstairs unit.

It's a good site to share information with neighbors in the categories of: classifieds, crime & safety, documents, free items, general, lost & found, recommendations, local agencies. It doesn't do the landlording task that I would like to delegate: Drive-by our properties once a month, keep an eye out for signs of tenant non-compliance (landscaping lacking care, junk in the yard, unauthorized cars parked on the property, sidewalks blocked, garbage cans overflowing, etc.) or for problems with the property (fallen gutter, tree limbs broken off, shopping cart or garbage dumped illegally, etc.); Take a photo of anything out of the ordinary and email it to me.
