I gross over 750k  in rent a year and no I don't have an RE license, formal training, or any kind of mentor. if you're dumb enough to fall for bait and switch programs or spend 10k for a motivation weekend session, you deserve to lose that money. good on the guru for capitalizing on something so easy.

However, this past meeting yesterday we did a short informational session and Q&A on financing and everyone seemed to really like it.

I have tried to phrase them in such a way that it provides my conclusion and I am mostly looking for confirmation.If a CPA wants to do a quick review my return and do a Q&A session over the phone in the next week, I will be happy to Venmo you for your "unofficial" review.

Few people can pass CA test by studying on their own. 55% in CA do not make it first time. 45% for second timer.Suggest youtube for more interactive session.

I recommend you consider attending the Raleigh BiggerPockets monthly event, the local REIA events (TREIA and NCReia), and the quarterly Triangle Deal Maker Sessions (June 20 is the upcoming one, check it out on MeetUp), as ways to meet investors.

Kind of a rah-rah session but provides some interesting polarized information vis-a-vis what one sees on the news with the dire need for police reform and such.

In Ohio we can experience all 4 sessions in one day.
