I'm closing on a duplex in a couple weeks and I'm considering using a property manager vs. self-managing.

I have 8 properties I self manage out of state.

I self manage all of my units using my team of connections on Kauai to keep overhead lower. 

Those able to self or hybrid manage can anticipate constant and positive returns. 

In my (admittedly biased) opinion it's the most interest market right now that allows for both cash flow and appreciation.I also self manage but I would not recommend that for someone starting out unless you simply plucked something from the MLS that already has a tenant in place.

Turned out have 50 or 100 units was no defense against the government.

I ask because what I see with my Airbnb-investor clients in Colorado is that if you're buying right now -- with today's rates and somewhat dampened STR revenues -- you're only making money if you self-manage.

Tenant tells judge this was a pre-existing problem and then what's your defense?
