You're not seeing the real numbers which colors your perception.

Maybe a different color for the window trim.  

Are they expecting full color brochures, Do they expect me to do up a full presentation, are they looking for me to give advice on staging and recommend my handyman out for some cheap adjustments?

Use a funky colors envelope and good stock paper.  

I stood on the land and in my mind, I saw the entire finished building down to the color scheme and interior decor.

This will not be very disruptive to our personal lives as we can move things from room to room as the carpet gets done2 - refinish the maple floors and stain dark (which requires talent) so it will be the same color throughout both levels of the house, but different wood types.  

I have been in Charleston for a little over 2 years now and the market has rose drastically in my area just in those 2 years.
