Is it a fully rehabbed property with high quality tenants paying top dollar, or is it a run down apartment with below average rents that you collect rent on and put as little cash into it as you can.

You need to search for properties near your subject property deal that look like and have the same size as your end result aka a comp aka a comparable.Any quality agent can run your comparable market analysis (CMA), and over time, with practice, you can run your own comps. 

The numbers here aren't the best if the plan is to use the BRRRR method but there is still enough equity in the property to sell it at a profit.

However, don't prioritize return of capital over return ON capital.Focusing on strong rental areas, high quality tenants, solid property upkeep and long term gains will keep you alive in this business longer. 

And I put all quality materials and high end finishes throughout.

Curb appeal, neighborhood, etc.If you have a quality agent, they should point out potential problems like flooding, cracked foundations or walls, the neighbor's dead lawn, etc.

no one really wants to hear this though... they want the shortcut.there are also ways to recycle capital, like the BRRRR method, which works but is tough right now with interest rates so high and deals tough to find (and 10 other things, but those are big ones). 

Managing other contractors, scheduling with them and the tenants, making sure they are on time, doing a good quality job, takes a lot of time, and having a good team to manage that is crucial.
