Owning in CA of course has some perks, but unless you are in it to solely play the appreciation game, you won't be seeing a lot of monthly cash flow (none) and you will be spending a good penny to keep the property....while waiting on the appreciation.

Sure you can play the numbers game and destroy several trees by making hundreds of offers to get 1 or 2 accepted, or you can work on buidling relationships with those who are capable of delivering product with good spreads.REO properties are one resource and private sells (perhaps from absentee owners) are another.
