I would be inclined to order a deck cleaner/wash, a deck paint of your color preference, and general paint/staining supplies (brushes, rollers) from a nearby Home Depot/Lowe's, pay for them, and have them available for pick-up by the tenant at the contractor's desk. 

Pave a large portion of the lot and rent out parking for RVs, Campers, Boats for the nearby neighborhoods (HOA doesn't allow large vehicles in driveways/street parking)5.

Read all the reviews of Airbnb and Vrbo listings nearby your target property.

I know nothing about your market but I pulled a few nearby comp’s and it’s a fantastic deal at 600k or lower.
