Legally we can charge 2 months deposit for unfurnished and 3 months deposit for furnished but the local market does not and therefore if you tried to do so you would have more difficulty renting (but with a vacancy rate of 3% you likely would still get it rented but it would take longer/more effort).I suggest when you do your rent analysis that you also look at what the standard move-in costs are and that you do similar to what is standard for your market.Good luck

Don’t forget to factor in additional thousands to furnish the entire house, and buy a couple sets of linens for each bed, kitchen ware, and at least starter amounts of soap, toilet paper, paper towels, etc for each guest.

Substantial services do not include the furnishing of heat and light, the cleaning of public areas, trash collection, and such.When extraordinary services are provided, the rental is treated as a trade or business and reported on Schedule C regardless of the average rental period.

For two reasons:1) because of the synergies: you already have a cleaning crew, handyman, you know how to furnish these units, you know how much to charge, you know how to market them, etc.
