Get the low hanging fruit.

My wife and I have 8 long term units FINALLY producing fruits of our labor.  

For reference, I am currently shopping for my first rental property, however the market is obviously not baring much fruit at this time.

The "low hanging fruit", as one of my colleagues likes to put it.

In our market in southern California the price-to-rent ratio doesn't make sense financially, so you have to get creative because the low-hanging fruit has been picked.

But usually, fantasy land is the jurisdiction where it's likely to be fruitful.
