You have good knowledge of what you are doing with switching from LLCs, to land trusts, visa versa, but perhaps not enough.  

You might point out that the majority of HNW individuals built a very large percentage of their exuberant wealth vis a vie real estate investments.

This was a conversation between my fiancee and I and I sided more towards if its not broke don't fix it attitude and she is more of the aesthetic look of things and future rents of increasing value have more space for the tenants.

It is not generally advisable to form it from a general fear of everything perspective.If you form LLCs and are getting real estate financing, you are in one respect probably giving up personal asset protection vis a vis your lender.
