I did go to college and got a business degree that emphasized real estate.  

All of this is great, and just wanted to emphasize the PS. 

But I feel people don't get hung up, or hesitate to make changes due to numbers where as almost everyone gets caught up in the mindset.Maybe a greater focus digging into mindset even deeper, emphasizing the why behind the approaches you outline.

Just thinking back helps me know what I need to emphasize at the outset.

I want to get real and I emphasize the word REAL!

I always emphasize to tenants as well as prospects that those amounts are included into the rent, and if they comparison shop for rentals they should be prepared to pay extra to subscribe to those utilities on their own in some other rental unit.As to $35 per month for cable, that seems to be a bargain that most tenants would be happy with IMO ...
