You wouldn't be able to put a stove in or a lock between the basement level and first floor. 

I literally just went and mowed a lawn and replaced some window locks on a listing of mine.

Regarding your dilemma, I would first make sure that if you plan to buy and hold (which is what I would recommend if the property cash-flows properly) I would make sure that new leases aren't being put together now locking you in for another year at those rates. 

In my apartment, a 12 unit building, the tenants deposit checks into a lock box in the laundry area.

A possible renter looking at this is going to wonder if he's going to show up and find the third bedroom locked and you on the phone insisting his kids will be fine sleeping in the living room the beds are shown in, that yeah, uh, the living room/sitting room/den/whatever is really a third bedroom, sorry if the listing didn't make that clear.That's how it is, Lee.

But you are basically just lock down the house for 30 days and seller was trusting u enough to sign the contract with u.  

Not just locked but the property needs to be secured thoroughly.
