The reasoning is that you will accomplish the same end goal (a durable water resistant surface for your rental's kitchen) but have flooring that will truly take a beating from renters.

Yes it get's dirty, but it's easy and cheap to replace, and if your renters are semi-clean people, there's a good chance you'll be able to get away with just cleaning it when they move out.For house #2, always do tile in the wet spaces (kitchen/bathrooms), relatively cheap, durable and easy to replace.

More durable than sheet vinyl.Neither are even remotely as durable as ceramic, so plan to replace as needed, but for a DIY install it doesn't get much easier.
