Shoveling snow is a small investment, buy a snow shovel less than $20 or borrow your parents snow shovel or snow blower.  

As a new investor with only a handful of wholesale flips under my belt, I feel over my head here.

I feel like it's a tool that I need in my tool belt but I've got to be smart about where I'm allocating time.  

Coming from single-family homes, I already had real estate investing experience under my belt. 

You also have a bunch of potential first time buyers that you can connect with fairly easily.Since you rely heavily on your current income, as you said, you are going to have to move in part time at first, but once you get a couple deals under your belt I think you should be able to transition to a full time agent.  

Can't wait to get one under my belt. 

I assumed they wouldn't be too keen with an investor/investor friendly agent in the mix but I was hoping I could at least get a few investments under my belt without care from them.

Younger/newer agents looking to get deals under their belt will be your bread and butter here.
