My thought was this: Could my fiance or I, (somebody outside ownership or affiliation with the business) create a property holding company that would purchase the home from her parents and lease it back to their business?

Either your company or yourself have to affiliate with your local Association of Realtors as a dues paying member and you will be able to pay the monthly or annual fee for MLS access. 

I (my affiliated firm) works with a lot of qualified buyer leads which is just a little extra something that I have to bring with me to the table!  

The did tell me they did not know who she was and she had never been affiliated with their company , although she did have her name as owner of that company.
