Selling information.Each creditors has an agreement with one, two or more of the credit bureaus to provide “timely and accurate” payment reporting history to help assist other creditors in determining if that individuals credit scores and character are worthy of providing financing.Keep in mind, the credit score model does one main thing… Determines the probability of bankruptcy.Would you want to finance someone knowing that they could lose it all?

No one will be able to give you an accurate answer with a very broad question, but it's definitely not good if you are owner occupant with a 740+

I know this may not be the most accurate but for the examples sake:Private money loan of 65K acquired at 8% interest only payments of $433 for 10 years.Purchase price of 60K and out 5K into it.Do Contract for deed at 84K with 4K down at 8.7% for 15 years for payment of 803.58.Collect difference of PM loan and payment of $370.I'm sure it's not this simple and probably left out some parts so I welcome all advice.Thanks!

You are correct, they are totally different and estimating rehab budgets is not accurately done by a per square foot basis unless every one of you rehab projects are so similar that they are the same.I can't give you a price per square foot without knowing the exit value, the finishes, the lot, etc.

Treat them fairly, price the property accurately, be a responsible landlord, and I'm sure your new tenant could be just as loyal (maybe not for 30 years) but for a while!
