I was planning to go at it alone with skepticism.  

This is my first go at analyzing a flip.

From what you have said this deal is a no go at your price.

I joined BP a few months ago but did not pursue making the most out of it so this is my go at it!

They hadn't been paying their mortgage since 2011 and after the 5.5% per year on the unpaid debt it came out to $70k more than what it is going to go at auction.  

Again, you want to make sure the sponsor has an excellent rack record but the good thing is that you can invest a smaller chunck of cash to start, get advice from the sponsor and other investors in the fund, and learn the ropes through that investment before trying to go at it alone.

appreciate all of the feedback, seems property manager would be the best way to go at least starting out but the need for an attorney if the property is held in an LLC makes me pause a little. 

I was in the process of forming an LLC that is owned by the QRP, but it was not ready to go at the time of closing.

Clearly.... people need to stop blindly following the herd and start idolizing me as their true God.No go sacrifice me some virgin goats!
