I would add that I also like to combine techniques of a flipper to get a short term forced appreciation equity bump to juice my short term returns, insulate me to some degree from short term market volatility, and hold for the long term from a position of financial strength and then self manage to retain full control and further save on management expenses ... that works great here locally, but good luck pulling that off out of state.
