Hedge Funds- How are they treating their rentals?

By hedge funds I mean any of the institutional investors that have been investing in rental properties the last few years. Does anybody have any first hand knowledge of what any of them are doing in your local markets?

I hear and read anecdotal stories about how some of them are doing minimal rehabs and getting the houses back on the market. But I'm trying to get some more in depth knowledge about what they are doing.

One consistent observation I had through my limited dealings with these institutional funds is that they REALLY push the rent, possibly to the point of going above market. This almost certainly results in high vacancy/turnover. It will be interesting to see how this plays out...
