Though, it should be the other way around.If you learn to first approach the park manager and/or owner to build a relationship and rapport with them, you'll be well ahead of the game when it comes to competition and doing business in mobile home parks. 

Along these lines, I am wondering if it is more lucrative to go ahead and increase the value of the property as much as possible now, rather than waiting until I inherit it? 

If I would have had my stupid garage door covered, I would be ahead of them right now ($600 repair out of pocket). 

Which they verbally told me I would know ahead of time when people would be coming to the property, I could pick the showing times.

If you truly lost 2 months of rent you could have lowered your rent 15% and been ahead even before counting the savings from someone else paying the utilities.
