It would only get better at 10, 20 or 30 years out as the loans pay down.If you aren’t interested in carrying mortgages which is reasonable and understandable I would go around making low all cash offers without contingencies and try to get a deal.Depending on your market it is not unreasonable to think if you are patient and put offers on enough properties you could pick one of the low end ones for 100k cash.

Maybe consider increasing the late fee so it hits them harder if they are late.One week isn't too unreasonable as long as they communicate well and pay the late fees.

Besides the issues that have already been discussed here a few things I have noticed people dealing with are getting vacant units where the rent estimate made the numbers look good but the estimate was unreasonably high, the renovations were really just lipstick to hide and not fix older issues, being pre-set with a PM company that wasn't following up with much of the M.
