:Also having a general contractor who does the entire thing for a fixed price will save you lots of time and headaches; even though it maybe a bit more expensive but in the long run I think it is well worth it.Keep in mind that rarely does a fixed price remain that price throughout the entire renovation...As the renovation gets underway, the GC may find surprises that were previously unknown and will want to charge for those surprises.

Anything lower than 30% and I am putting my investors' money at risk specially if and when the real estate market goes down.Impressive, i'd be interested in knowing in more details what kind of $50 million projects consistently land you a +30%LIRR I find IRR mostly IRRelevant if all the metrics such as leverage, rent growth, cap rate expansion/compression assumptions, are unknown, especially at this point in the cycle.

Cons- possible unknown mechanical/lien issues and an off-market property is hard to get a peek at prior to auction.
