The other thing you can do is provide more details in teh agent remarks, offer a buyer agent incentive, and include a virtual tour.

The only part of this that may mean something to me is the fact that this remark was made by a cop, who may spend considerable time being called out to the area you're investing in.

Sorry about above qoute without my remarks. the main goal in transferring to the llc would be for protecting my personal assets in case of a litigating tenant etc as well as supposed tax benefits of being an LLC. 

He then went on for around 10-15 minutes telling me how small the profit margins are, and how I would fail since I am just starting out and am going against the "big dogs" and this is nothing like TV.I kind of laughed at that last remark.
