Hi @Blake Dowe, as an investor who did do a FHA loan, I would focus on getting your feet planted in the full-time job.  

The couple on the first floor have been there since before I bought the place and have a lot of stuff in the backyard (plants, grills, patio furniture).  

I would look closer to Frackville or anywhere thats closer to Interstate 81 for workers getting to/from the many plants withing 15-20 miles.  

Buy the land, till the land, plant the seeds, grow the plant and not reap the rewards?

I had to go back and study items to really keep ideas planted firmly in my mind.

Also, there is industry all around Athens including a Pepsi plant and caterpillar plant ( meaning there are blue-collar workers moving here and they either buy or rent) and because of the movie business boom in Atlanta we are getting a lot of people moving back to Athens because they are being priced out of homes closer to Atlanta.

Find people you truly enjoy being around and working with and ask how you might be able to help them out.3) Ask for testimonials from the people you are working with so far.4) ABOVE ALL OFFER EXCELLENT SERVICE so that people you serve have an amazing experience they can rave about.5) Do little special things for your clients - if they love house plants get them a house plant at closing.  

If you choose to paint over it, the wallpaper has to have little to no texture and it must really be well adhered to the walls; if it's loose, painting it will wet it and could loosen it more.
