I'm about to turn it off because so many cheaper options are available now.If what they're offering is custom development, it's not a terrible price. 

San Diego is an amazing place to live.That being said, it's a pretty terrible place to invest in buy and hold single family if you're looking for cashflow.The people who do buy and hold SFRs in San Diego fall under a few categories in my book:- People who bought back long ago or during the crisis and are able to maintain good rental cashflow- People who are speculating on appreciation and can afford to eat the risk and negative cashflow- People who can't do math

Wish we could switch fully to online but the P.O. box is less than a five minute drive from my house so not too terribly inconvenient.

It will depend on local laws if unpaid utilities will remain with the property.Even if the property runs through foreclosure, I wouldn't be terribly confident dealing with a bank that allowed a likely marginal borrower to have a mortgage without escrow.

More strategic questions about whether this property will enjoy some momentum or if there's a serious issue to address.Albany ( pronounced Awwwl binee) -  It's a good sized town but the economy isn't terribly diversified.  

I'm not terribly educated on the subject as I'm neither a realtor nor a wholesaler, but if you haven't stumbled across that yet you might want to look into it closer.

I'm looking for only less then 20% of the value of my home..Credit is terrible that is why I'm thinking of going this route I want maybe 2 years and am hoping for no out of pocket cash on my end..Is this possible with this type of loan?

For me add in a terrible tenant that cost another $15k.
