- If it was their primary and they want to take a cruise or pay for college then you remind them that their profits may be tax free (of course if they list with you :) If it was an investment property and they say anything about purchasing more investment property or buying a vacation rental in another area then you definitely want to let them know that the 1031 will help them do that an they won't pay tax on the gain.Thats all you have to do and in all of these answers you are giving valuable information, cementing their perception of you as a professional in the field.

I'll chime in, my realtor called me this morning actually about a property I have listed.She said she has received NO CALLS on her other properties since our state's stay at home order and that the only call on mine was a guy with a terrible low ball offer from a couple weeks ago that wanted to remind me that he was still interested.Said she was looking into unemployment??

I was reading another blog and it reminded me that although worming through a real estate deal may not be intimidating to me but is for a lot of buyers.Also, I am not trying to take anything away from a seller agent but I’ve always felt that many times, they list the house and then sit back and wait for a buyer.

I completely agree with Account Closed "We won't be able to renew your lease after xx/31/xx." with a reminder that they are still responsible for last month's rent and if they leave the apartment clean and damage free they will receive their full security deposit back after move-out.No reason to go into details.

Like I'm a believer of that and I love challenges like this but sometimes when you're frustrated or burned out, seems like everything just fall.. gone.. then that movie reminded me to just keep going..
