I understand the low value land plays in both owning selling CFD etc etc  No title insurance just quit claim.. its quite common in the Niche you are playing in.. the issue is if the orignal seller buggars the title somehow and you CFD buyer pays all their payments and now wants clear title and you cant deliver it because of this.. 

Only 100K on it.Our play car is a 1999 Pontiac Firehawk.

They may truly not know that the property has any issues or they may be playing "ignorant" of any issues. 

Aim for a $75,000 ARV to play it "safe".As far as private money you would probably have to find someone local that knows the area and wouldn't have a problem taking ownership of a property like this if things go sideways.My guess is you'll have a tough time finding an individual that wants to loan on it. 

(see graphic) I don't expect the next two years you will see much rent growth in Austin.In the many cities in which we've invested, we have seen this supply / demand interaction play out in cycles.

@Nathan Pethers recommend you use the BiggerPockets Agent & PMC lookup features since +95% of agents CLAIM they can work with an investor, but actually only know how to do owner-occupied transactions.Your PMC and agent should work together, on your behalf so make sure they play nice:)

I have the appreciation play / minimal cash flow in Texas right now, so the Akron plan is to maximize steady cash flow.

End of the day it will work or it wont..if it plays out the way you want it to or think it will then you will be the winner..  

Once you see people just like yourself doing deals you will gain the confidence and stop playing computer real estate and get out in the field.
