I would prefer a company located in the US, and with English native-language employees, simply because I've heard so much negative feedback from colleagues and friends about companies using non-US-sourced companies.

If her tenant is noisy and upsetting neighbors she could be fined for violating the CC&Rs which probably have some language about not being noisy and upsetting neighbors, she could be sued if her tenant's actions are a nuisance, harassing the neighbors, or causing intentional infliction of emotional distress.

I have seen cases of mold in ductwork causing thousands of dollars later, and the inspector pointed out the language in his report that said all he had to do was make a good faith effort, that nothing was guaranteed.

You know the areas and you can speak the same language as them with regards to neighborhood landmarks, events, etc.- Negotiating - not just the price, you are negotiating to extract information out of sellers - condition, price, situation, etc.

Account Closed Yes, the primary insured should be the entity that holds title to the property.If the entity is an LLC, Trust, Limited Partnership, the insurance policy includes language extending coverage to the individuals owners the entity.I have many clients who have closed in their personal name and then transferred to an LLC shortly after closing.
