If your finances aren't what's pressing you about getting the rent on the first, then get a software package like rentpost or buildium where you can schedule due dates tenant by tenant and let the software worry about who's late and what the late fees are.

In those scenarios one would be hard pressed to get any improvement costs back on the property unless they were able to work that into the price of the property with the seller.As far as being able to pull the cash out of a primary residence at the time of purchase, you are being directed correctly to talk to a local bank to see what they can convince their board to approve as most lenders are not wanting to take on that much risk up front.

I mean my personal credit is around 720 ish..( because I have too many mortgages on rentals that I wish I had never bought and am in the process of selling LOL).In todays lending environed I would be hard pressed to get those same high credit numbers.
