Investor letter (The set-up)

I'd like your input on the letter I'm about to send out. I remember that it was suggested in one of the start-up plans I read here (if I find it I'll link to it) and the idea connected so well with me that I'm doing it. 

Pretty much the idea is to notify your network that you are in business, and set them up to receive a second letter that outlines a deal and asks again "who do you know that might invest with me?" 

Would you please read the following letter and give me some feedback? This will be sent to people I know on a personal basis. 

Hello ___________,

Following the advice of a mentor, I am sending you this introduction letter about our growing real estate business out here on the Kenai Peninsula. We are excited to be back home in Alaska, and to also be growing a family business. I hope that you may think of someone who might want to be involved with me, and put us in contact with each other.

You possibly know that my dad, Paul David Seagraves, was a pretty large real estate investor in the Seattle Metro area. What he taught me through his experiences, and in working with him, was invaluable. He taught me what to avoid, how to negotiate the best deals for everyone, and how to find great deals where no one else could. We are applying that knowledge here, now, and already seeing success.

Our business is purchasing, renovating, and then selling distressed properties. This is commonly called “flipping houses,” but I feel that what we do is more than that. We have been finding distressed homes through the tax foreclosure list, strategically placed advertisements, and through a network of realtors. Our marketing is bringing in good leads, and we are already purchasing a great home to renovate this week!

While this upcoming renovation and sale is exciting and will be profitable, it also will tie up much of our resources. If another great deal on a home comes out of our marketing we will need help to profit from it. Do you know anyone that may want to invest in real estate, for above average returns?

There are many ways that an investor can profit. If someone has cash savings then that is the fastest and easiest way, but there are more options available. Self-directed IRA accounts are popular for investing in real estate. HELOC's are also excellent options. Even simply having good credit can be leveraged into profit in real estate. If you know anyone that is planning their investments, we’d like to be introduced.

Our investors are always protected by the real estate that we buy. Our investors always receive greater returns than with the investments they are currently involved in. If you know anyone that may be interested in this kind of arrangement please let me know. I would be happy to pay you, or donate in your name, an introduction fee if we are able to do business with anyone you share us with.

Derrick, this seems like an awesome way to grow your business!  Good for you!  This is a good tip for myself and I'm sure many others.  From I have learned in the many BP podcasts, you have to let people know what you are up to.  Thanks for sharing.
